Moisture intrusion – through leaks, penetration or condensation – is one of the leading causes for home repairs. The nature of this problem can be slow and moisture issues often go undetected for months before the visible effects are revealed (or a ceiling or wall caves in!). Moisture seeping into a home's building materials can destroy the integrity of the material, whether it be dry wall, insulation, ceiling or flooring materials, and it can cause mold issues and wood rot, among others.

Moisture problems are simply too hard to detect through manual inspection methods. At times, a homeowner who is trying to sell their home may conceal a problem by repairing the physical damage resulting from the leak but fail to stop the source of the moisture. With a typical visual inspection, the ceiling in this home looks normal:
but with thermal imaging, you can see the moisture-laden dry wall shown by the dark purple. The owner of this home was completely unaware of a moisture problem until these thermal images were taken.
 
The following images show a persistent roof leak:
Prior to thermal imaging, inspecting a roof to find the source of water intrusion was destructive and time-consuming. With Thermal Diagnostic scans, however, you no longer have to remove the ceiling and probe with moisture meters. The dark area in this thermogram clearly shows moisture-laden dry wall and insulation. This thermal scan had the added benefit of revealing faulty insulation, so the homeowner was finally able to repair the persistent leak in the ceiling-wall joint and increase the energy efficiency of their home as well.
